Renovating from abroad
You do not need to be in Budapest. Many of our clients are not. We take the keys, agree every decision with you by phone, email or in a WhatsApp group, and you pay in the stages set in the contract.
The decisions that need you: tiles, floors, colours, kitchen. Everything else, we handle.

A complete renovation typically costs

- That is a budget, not a quote: your price is fixed in writing after the survey.
- The survey is free.
Where you land in that range depends on the size of the apartment, its condition and how much has to be replaced. The price covers the labour and the materials needed to do the work. The tiles, flooring, sanitary ware and kitchen units are your choice, and on request we order them at trade prices.

How long does a complete apartment renovation take?
Usually 8 to 10 weeks for a 50 to 60 m² apartment, from the strip-out to the handover, in a panel flat or a pre-war building alike. The schedule is part of your written quote, and we keep to it. If we finish late, we pay a delay penalty set in the contract: 0.1% of the contract price for each day, up to 5% of the price in total.
Is there a guarantee on the work?
Yes. We give a 24-month guarantee on our work, counted from the handover. You are also covered by the statutory liability for defects, which is five years for a property.
Do you work in every district of Budapest?
Yes, all 23 of them. For houses, we also work in the towns around Budapest.
Can you renovate my apartment while I live abroad?
Yes. We take the keys, agree decisions with you by phone, email or in a WhatsApp group, and you pay in the stages set in the contract.
What kind of work do you take on?
Complete renovations of whole apartments and houses, from strip-out to handover. Apartments in any district of Budapest and at any size; houses in Budapest and the towns around it, inside and out.
Does the apartment need to be cleared out first?
No. As part of the strip-out, we remove everything that is meant to be thrown away, together with all the debris. If a container is needed, we arrange it and the public-space permit.
Who does the work?
Our own crew. The electrical, gas and plumbing work is done by licensed specialists. On a house, our trusted subcontractors do the facade, the roof, the insulation, the windows and the heating, under our contract.
Who draws the plans if I need them?
If you need plans, we bring in an architect or interior designer we know and trust, or we work from your own designer’s plans. If a structural engineer is needed, for example to take down a wall, we bring one in. Design and the engineer are priced separately.
Do I have to buy the materials?
Installation materials such as adhesive, grout, screed, plaster, cable and pipework are included in the price. The finish materials are your choice, and on request we order them at trade prices.
Why use one contractor instead of hiring trades separately?
Because there is one contract, one price and one person answerable for it. Hire trades separately and you coordinate them yourself, and when something slips or goes wrong each one points at the other. With a general contractor the sequence, the deadline and the mistakes are ours.
When do we pay?
In stages, following the schedule in the contract: each stage at its start, the final instalment after handover. The price you get after the survey is fixed: it does not change once the contract is signed.
